When choosing an apartment with a terrace, most buyers pay attention to the surface, orientation or view. However, there are also less visible technical details that contribute significantly to the durability of the construction and long-term comfort. It is a modern solution used in premium residential projects and is particularly suitable for buildings located near the sea.
Unlike traditional systems, in which the finishes are glued directly to the support, the floating floor is mounted on special adjustable supports. A technical space remains between the terrace slab and the surface on which traffic flows, which allows the efficient evacuation of water and protects the layers below.
Why is it important in a project at sea?
This system is frequently used in residential projects, hotels and premium buildings, due to its advantages both from a technical and maintenance point of view.
A terrace located on the seafront is permanently exposed to humidity, salt spray, wind and temperature variations. In such conditions, rapid water drainage and protection of the waterproofing become essential for the behavior of the building over time.
The floating floor allows rainwater to drain through the joints between the tiles and be evacuated through the drainage system, without remaining on the surface.
Another important advantage is the easy access to the technical space under the floor. If an intervention is required in the drainage system or other elements under the terrace, the tiles can be lifted punctually, without demolition and without affecting the entire surface. This simplifies any maintenance work and reduces the costs associated with them.
